Not being truly familiar with the concept of ADU's, there is a very small chance that I may be giving you a bum steer.

The Donald has induce a lot of FUD in politics, financial markets and consequently in REI.The Fed has desired to raise rates, as everyone seems to be taking on an entitlement attitude toward lending. 

Now some bums are diving it and leaving it open.

Turnover costs $$....you dont want to induce a turn over unless you can recoup that cost really fast.

Ther are certain toilet papers that are better for septics (a little less comfortable on the bum) but good luck enforcing that.

Five workers and two full days later the system is running, with some kind of pressure inducer and a schedule of boiler techs coming to check on it.Couldn't have done this without family helping with the boiler installation cost.

I should have seen the red flags as far as Lee is concerned, and I am really bummed that I can't get started as quickly as I had wanted.

@Scott E. super bummed you had a bad experience here in Tucson however sounds like you had an experience that was not that dissimilar to my impressions of Central Phoenix which is a VERY different area versus where you live in Scottsdale (a suburb of Phoenix).

Really bummed I have to miss out on most of them.It's not even fair imo that @David Greene and @J Scott have seminars.
