I would probably have 8% for repairs & maintenance like broken windows, snow removal/landscaping, and other small repair items.

Let CPA know about categorization so return can take the deduction for the correct properties.May or may not want to shuffle which entities hold what....may inclination is "if ain't broken, don't fix it" and leave entities "as is".....Between QB and return, can distinguish what is a T/B and what is not.

I can only paint and leave all other leaking toilets and broken lights to other people. 

It is set up for student housing, it's not pristine, some puke here and there isn't a problem, maybe  a broken window or two, clogged toilet now and then, no big deal.

And the way the report looks it can seem overwhelming with all the details broken up by subject/location then summaries... but when you start condensing it and putting value to it many times it is nowhere as bad as it seems.
