I know it’s going to take a lot of digging and possibly building my own pipeline for off-market leads to make this strategy viable long-term.

No but you could create an excel macro to do multiple properties at once - also the numbers that someone provides to me I take with a grain of salt anyways.

In our lovely state of WA once the removal is approved, it could take another week or two until the sheriff gets to the property and posts the legalese paperwork on the door(they are busy), basically telling the bum that he will be tossed on XX date. 

Funny, my state looks at all of the states taking property rights away from owners and then passes laws that do the exact opposite- it's a great marketing strategy.

Take a look at what markets you are planning on starting in and make sure it is a growing market where the appreciation is obvious. 

A family needs a washer and dryer in the house, if you don't add I think you'll take a hit on rent and take longer when there's a vacancy. 

Highlighting the strong profit potential and taking measures to address any concerns about costs, scope, or holding risks will make this an even stronger pitch.

They have HUGE stacks in their warehouse so I just drop by after calling to grab them as needed.Guests are free to take them with them if they want and some do.
