Make sure they all flow well (kitchen, bath, tubs, etc) or have your make ready person do it. 

Do it at night and don’t use the sinks and bathtubs overnight.Every 1st day of month Check any leaks around the water pipes.

What recourse do you have if they overflow the bathtub and let it keep running because they fell asleep?

STOLE items out of the unit...space heater I'd allowed her to borrow, the curtain rods, a bathtub fixture...even the used AA batteries out of all the smoke detectors.You never can tell.

I know first hand the value of such insurance as I had to make a claim on my own renter's insurance policy when I was just out of graduate school and an upstairs neighbor left water running in a bathtub.  

It did back up when tenants were doing the laundry (luckily into a bathtub) but the house had been empty for a couple of years.

I recently bought a small condo and there is someplace to decorate a little bit before listing for renting.I'm thinking change a range and range hood, mirror in the bathroom, and re-painting the bathtub, maybe also the cabinets.
