The map is updated as of 2016....however I can not attest to it's complete accuracy, and I do note that it leaves off the City of Annapolis MD, where Source of Income is a protected class, they simply call it "lawful income" in Annapolis.

My market the STRs have better finishes, are cleaner, and are in better shape than virtually all the LTRs and a very large percentage of OO properties.Where my longest STRs are located (mission beach CA) I can walk the area and with decent accuracy state if the unit is a LTR (worse condition), OO (in the middle), or a STR (near model home quality)  I have a friend that he rents a casita on his owner occupied property.  

I looked up my own properties on it to assess the accuracy of the data.

It may not seem like much but accuracy is key!

I am beginning the search for my first multi-unit and as I am aware, my analysis is only as good as the accuracy of the numbers used.  

We have volume of units by which numbers start coming into a vision via averaging out, the bigger the data-set the greater the accuracy, weighing a performance rating such as cap rate over 200+ units vs 8 is a vast divide of knowledge from data output.

I agree with the above posts that this design work is a ton of often undervalued work for them and has a massive impact on the accuracy of your quote/estimate.

Contact a title company and have them check titles.See if you can get in touch with a well established and highly recommended (by other investors in your niche) wholesaler that has a reputation for accuracy.

I don’t have a ton of data so I cant guarantee the accuracy of these numbers.
