When developing, I'd first talk with the city building/zoning about what they want to see more of and where, and try a simple project that should be smooth sailing on plan approvals, saving you time and money. 

I'm 6 -8 months looking in the dfw area like Dallas or Royse city area Tx.

And the city is growing very fast, so you should see a lot of appreciation as well.

For me personally I will stay out of the city limits for STRs.

Was a group that sets up in the city, finds the wholesale deal, hires out the contractor, has an agent already. 

The city is still economically not showing the types of growth that you’ll find in areas like the Lehigh valley which in my book are a huge pro.

Even as 1 BR, the lowest FMR I can find in the City is $830.
