Fulton County tax records show the property is a coded as a duplex (style field of Improvement Information box).  

Some municipalities like Dekalb County and Decatur require the homeowner to live on the property.ADUs should be at most 40% of the main residence's floor space, with a maximum size of 800 square feet in some areas.

If the utility companies are all different like the properties are in different counties you can put all the properties on Google Sheets/Excel and break the pages down by county and list the addresses going horizontally and put the things you are looking to track Taxes - is this not built into the loans on the properties? 

Reading up on Montgomery County, MD but can't definitely tell - When does a house hack fall into an ADU? 

There's multiple counties and cities in that state where rents not late til then.

The cons are it's difficult to navigate the inspections (at least in the county we were in) and you're dealing with a class of tenant that is traditionally more difficult.

If it is in Fairfax County, you probably can not build a duplex.
