Do not evict, do not try to collect past unpaid debt, do not hassle.

From what I have researched they seem legitimate but the person I am working with is flakey, takes forever to answer questions so I thought I would see if anyone else had experience with this lender.  

This is normal and nothing to be overly concerned about.

You may be safe to get non-commercial F/F adding up to 2 ADUs to a duplex even though by rule this does not qualify (in my area I have never heard of this being an issue). 

You both clearly have experience dealing with this firsthand, and I want to see if there's a way to balance enforcement with profitability.

This is my first Brrrr I'd start the process to get the appraisal ordered and try to get a tenant in there before closing on the refi, otherwise the lender may lower the max LTV
