Even if you want to make your units abuse-proof, why do so at the expense of a carpet that will last for a few years, or a recently painted room that may not be the color you would have selected but is perfectly fine for a tenant to live in?

The MDF cabinets are also less easy to paint with a roller than the unfinished ones after some tenant abuse although I've done it before using appliance paint.For bathroom sinks, I've been leaning toward the $54 pedestal sinks because it seems like they would hold up better and look better in the long run than the particle board vanity sinks.

The house is thoroughly abused and has tons of deferred maintenance, but even in its current dilapidated condition she could easily sell it for more than double what she paid about 10 years ago.
