I rented the upstairs unit (2 bed unit) to a painter and his wife, and he painted the upstairs unit light grey as well (for free and bought the paint!).

They call up the painters they use, and get us a quote, we approve, they get it done and send us the bill.

Painting done right takes skill  I have seen the mess unskilled painters leave behind demo and haul off would be a perfect fit it seems to me.. 

Hi does anyone out there know a good painter that’s reasonable for one of my units in my building it’s 800 sq ft and I just need the walls painted nothing else thanks in advance

For an example, send a roofer to look at the roof, a painter to look at painting, etc. 

I've picked up carpenters, painters, masons at 6:30 with breakfast burritos in my truck to get them to work, hung over or not.

Before I started purchasing multi-unit properties I thought 1-bedroom apartments were going to be much less expensive and take less time to  clean and paint, but it takes even a slow painter less than 1 hour to paint an extra bedroom and the cost for blinds and flooring is insignificant when compared to $300 per month extra for rent and that is $36,000 extra for rent every 10 years and if you have a 10 unit building that is $360,000 in your pocket every 10 years minus an insignificant cost for maybe a little extra for property taxes, the additional costs for a little more square footage for roofing every 40 years, etc. 

After doing rehab, PM and new construction for 12 years or so, here are they people I find more valuable than any flavor of lawyer - plumber, electrician, HVAC, roofer, surveyor, carpenter, realtor, painter, foundation guy, building supply guy, and tree guy,  Don't get me wrong, I value my RE closing lawyer but he hardly cracks the top 10 people on my contact list.
