Mention you have a contract but it does not say brokerage number or licensee numbers.I am sorry you are having these issues.This goes to show when choosing a PM not all are equal so you need to perform thorough due diligence before awarding a contract to manage a property.I do not know anything about this company positive or negative.

They will more often than not ignore your property if it's listed with a flat fee or 'discount' broker, just to stick it to a fellow licensee that they see as not playing by the rules.

I have to keep posting so people will understand.The state real estate commissions care about their license laws and if fraud is being committed etc.Ethics is a subjective subject that some people feel is important and others don't.If a broker/agent is a REALTOR belonging to the National Association of Realtors then they subscribe to the code of ethics.Not all licensees are REALTORS.

I see licensees in FL calling themselves "wholesalers" as well as unlicensed brokers operating ILLEGALLY in this state calling themselves "wholesalers".

IMO, the only way to legally "wholesale" is to close and then resell (unless you are a licensee).

In Utah, if you are a licensee or broker, you must disclose that fact when you make offer (disclosure of interest clause on an Addendum), or when you advertise a specific property (usually you would include a statement like "owner/agent", or "agent is related to seller").
