I am both hopeful that rates get cut (it will save some of my LP investments) but also hope they go up, significantly, so there are more opportunities for those of us with dry powder.

The business model makes it actually really hard to really screw up in a big way.

For larger projects, in the many dozens of units/lots range, the builders use financial models to determine land value. 

It's also tougher to find deals that would fit a full BRRRR model today because inventory is much lower than it was a few years ago.

like what most people don't get about the AI is that, currently, in 2024, the AI will become a sudden giant because there's world war three among data centre elephant and data modeler : microsoft vs google vs meta vs amazon, they are the one that's buying thousand of nvidia gpu with the hop one day that one small company or startup can replace the incumbent like google , pfizer All their purchase makes every single nvidia employee can buy a house in santa clara county easily lol. it would impact REI by a lot later on as employment and employability or group of persons would change.

And what rental model you choose is just about covering as much as you can -- and hopefully making a little -- as you hold on to it, but to me again, that's secondary to the long-haul.Good luck!
