http://mnsoberhomes.org/   This is an organization of over 20 sober houses in Minnesota run by private people. they formed a organization to help each other.this is a interesting part of a growing need for assisted type of housing.Just thought I'd pass the info along..your state might have a similar organization that could give assistance in figuring out how to start a similar type of housing situation.

@Craig Bowman Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a Class A property in Class D area, what quality of tenant will you get?

I know you are probably bummed about this and feel like you made a mistake, but if you can figure out how to hold this property and buy more properties and hold them then you will end up making significantly more money in the long run; you don't build a real estate portfolio by selling.
