The Local Safeway has a pizza place and a chinese restaurant and there don't seem to be any conflict.

I do alright in my full-time job so I could probably save up enough over the next couple of years to get the down payment levels up but as the old Chinese proverb says "the best time to plant a tree is 20 years ago the second best time is now" (thanks for that one #askbp podcast).

Today the building has been carved up to two smaller retailers on the front and a large Chinese buffet in the middle section.

They are using up their population also and they aren't both big enough and cheap enough to take over the Chinese production. 

Imagine you were a Chinese billionaire, and you desperately wanted to move as much of your money overseas because of uncertainty in your currency. 

Could have used your services 20+ yrs ago when I married my wife from China and the Chinese govt said she had to go back to China.

The one thing I walked away with was that some Chinese investors are willing to take a 0% - 2% return on investment because having their money here is better than having it depreciate in Yen.I would normally brush off stuff like this but even in my backyard I see international money buying 5% caps.
