What I mean by that is how accurate is the information that is being presented.

I checked the property but couldn’t detect anything unusual.

I'm assuming it comps out otherwise you wouldn't consider it, but buyers have greater thresholds for quality than renters.

Also, good idea not to put it out there on the internet that you have that kind of equity, that will just attract more scammers!  

These are consultants fully vetted for their knowledge, analytical ability, research capacity, and contacts.

A couple of assumptions I see here stand out to me.

While you did point out the negative aspects of a deal like this, you didn't really highlight the pros on the RE side and future investment, appreciation etc.I’ve done two of these projects in the past 3 years in SoCal.
