I think ach works best for both parties so getting low cost ach makes sense.i went with apartments.com then got a tenant who wants to pay cash and only communicates via text. 

I utilize a personal financial statement accompanied by a schedule of real estate owned document via an excel model.

However the PM  (LSI) did not have a local office, but they had a payment plan via CVS Pharmacy where the tenant could pay cash at CVS, I know it sounds crazy.Also,  as I questioned the PM, the ledger changed.

With rental properties (assuming your using leverage), you receive the benefits of increasing equity (forced savings via mortgage reduction), ability to lend against the asset, tax benefits, depreciation, cash flow, and possible appreciation to name a few. 

Once the job is completed, pics are sent to me, they send me an invoice and I pay via their preferred method.Best of luck!
