In 2018, these "artists" can be replaced by millennial hipsters that open coffee shops, juice bars, and hot yoga studios in low income areas subsequently causing the area to get increasingly better over time.Has anyone else noticed this trend?

finding quality property with quality tenants is as important as timing the market.. timing the market is more important if your going to flip .. but for long term buy and hold  your not going to sell if the market retreats alittle becuse your a long term buy and holder.. market flucuations should not concern you.its all about rent.. and stablity of tenants as i said..

When that slows or retreats does anyone have an experience, anecdotal or otherwise, as to how that affects various rental price "brackets".   

Take your weight loss a couple pounds at a time and don't accept retreat.

I ended up reading reading the whole Bible, learned how to meditate, got into some yoga, lost about 25 pounds (and kept it off), the following year I read about 66 books and mostly in the self development and business subjects, established goals and try to work my plan (continue to do this), started journaling here and there, have a small vision board that I want to move to my office. 

My lease says I will retreat within the first 30 days of move in if bugs are found.

I Hit almost 400 pounds and I on a path of self sabotage and potential death my girlfriend being able to see it in couraged me to try meditation and yoga while at the same time a good buddy of mine allowing me to borrow a book he was reading called “rich dad, poor dad” and it shifted my enitire life on to a path of financial freedom. 

Expendable income attracts all the cool food joints, breweries, yoga studios, etc. that millennials love.Love prices + cool stuff = millennials crack.And before you know it the area has been "gentrified 2.0" and blows up like crazy.

I have a desire to put a retreat/conference center on the property.
