Click here to know what is going on and what is going to be required.The list of inspections is pretty exhaustive and covers a lot of things within the building and sanitary codes.The city believes that it has a problem with many older buildings being in disrepair and not maintained by the owners.The owners/landlords have issues with the city because they believe the city is overstepping its authority and does not have the right to inspect the buildings.In the middle, we have the tenants who should have clean and safe apartments to live in.

You should start at municipality,with title insurance claim, then try working with seller directly.After exhausting these I would be sitting down with an attorney and sharing the fully paper trail for closing and the follow up with each of the three parties above to file a suit to let the courts figure out exactly where liability rests.

This amount is expected to be paid 1/2 upon Lease Execution and 1/2 upon Tenant opening for business so generally speaking, the entire expense would be incurred within the first 12 months of the Lease term and is not something that is paid out over time as the tenant pays rent.While this is by no means intended to be an exhaustive list of all things Triple Net, I hope it helps someone looking to get into the space for the first time and maybe save one of you from making a terrible mistake.

I think this is why they wanted to attach the licensing requirement to these kinds of deals - to give them the broad leeway they want in saying what people can or cant do without having to write 4,000 laws.I don't know that this law as it's currently written will withstand the suits that are sure to come from investors asserting that the marketing of a contractual position to buy a property is not captured by the wholesaling definition (and I don't think that it is).

That is a long story but the summary was keeping engaged with the tenant kept a bad situation from becoming worse,   and eventually convinced them to move out.I don't disagree with standing your ground and holding the tenant responsible for paying for damage they caused,   but good luck getting a lump sum payment from any tenant,  especially a section 8 one.
