I would say PadSplit is geared toward the working class/blue-collar, while HomeRoom is more focused on servicing young professionals seeking cheap rent.

(However, the software is geared towards smaller companies)(There are specialized softwares that larger companies use).Quickbooks can handle the accounting for a small business who does flips.In my opinion, you likely need to take a class on QuickBooks to properly and efficiently use the software.There are likely some schools nearby that will teach you quickbooks.The alternative is to out-source it to someone who is focused on the real estate accounting space.Best of luck.

A lot of people seized the opportunity with students because of the medical school but that area is now saturated with over priced student dwellings.There is still a market for STR geared towards tourists but the competition has increased on the tiny island. 

Not as a trainer or guru but as a Back of the room Vendor ( Lender to the students looking to fix and flip or BRRR) the high profile guru's just take a page out of Amway and MLM .. huge budgets professional actors as there front folks .. presentations that are geared to what everyone wants financial freedom and more time with the kiddos thats the hot buttons..

These are small projects with quick turnarounds, geared towards operations that are within my capacity to manage, providing passive cash flows for investors who want to make a small entry into this region.
