Exactly @Jay Hinrichs: Investors should learn what not to do as much as they should learn how to do things properly.

Hoping no links and 100% charity cause isn't crossing lines of advertising or what-not.  

Whats happening now is that the some people are not making the same amount of money on their property and therefore are turning back to long term rentals or what not…these people that were just renting out their vacation home or their RV park and don’t continue to improve the property or add amenities that others do not have will fall off and not do well as an investment. 

But guess what? Not

(Those which qualify of course) Looking forward to hearing helpful advice, things to avoid, what not to jump into, and learning ways of making the best choices for long term investing.  

I can recommend them to you, but I would still suggest getting references and whatnot prior to hiring them.

Some say to never tell them and let a real estate agent show the house and what not, but I feel that I would have a hard time not being completely transparent with my roommate.

If you only need a deal at a time and especially if you are boots on the ground you can probably cut some of those costs out and get deals other ways whether its driving for dollars or whatnot.
