Go visit all the other new/newer buildings around there to see what amenities they offer like dog washes/automation/business centers/fitness centers/package lockers/etc and compare the rents.   

I run my own small pressure washing/handyman business on the side while I was working full time over the summer doing plumbing and electrical.

They have the best data of exactly how things will come out in the wash vs an agent who's focus is getting you to buy something. 

I would have pressure washed the driveway as well.

Get a job working at a bar a few nights a week, buy a pressure washer and go door knocking to pressure wash driveways and decks (for example, does not have to be that), and be an agent that hustles, works open houses, goes to RE meetups, networks like crazy, and learns a lot.
