Would probably be better that I buy from a builder, I just find it less appealing buying at retail when I'm looking for cash flow...I'm spoiled from having a $1000+ cash flowing property already, so if I'm not hitting that number, it's not going to work for me.

For investors, would earning passive income through property cash flow (without actually owning the property) be appealing?

Most inspections are exterior only so insurance is going off of insured/agent application and any visual cues such as an outdated electrical meter.Also, while it's been difficult to insure these things for many years now it's gotten tighter over the last 5 years in this hard market.

At first, the idea of building smaller, dense, housing, and attempting to make it affordable appeals.

We are now appealing a denied claim with the insurance company.

As mentioned earlier in the thread by @Chris Seveney, real estate prices have been going up particularly in Northern New Jersey, so a lot of tax appeals are pointless or do not make any sense.

These properties appeal to students and low-income renters, especially if traditional housing is limited.

Focus on learning the basics of MTRs, including their appeal to traveling professionals and the need for furnished properties.

Have a big database, sellers who look up my brand/appeal.

Flip side is we are transactional so its all write ON's not write offs does not appeal to all investors but those who want a blended portfolio its very appealing.
