If you are buying from a major oil company, their contracts are extremely complex.

@Jon Haney and if you have heating or propane oil delivery you can show charges for the fuel and the last fill.

The $600 heating oil bill + little to no rental income + PITI in January will balance your actual numbers out for the year.

They all have their own separate oil tanks/electric meters etc. and there is well water.

@Oren Kachel  We're getting growth due to increased cross-border trade, some oil money, as well as the general growth that Texas is seeing as a whole.

It has been partially demolished and they are adding a host of unsightly industrial bldgs comparable to an Oil Refinery.  

Important metrics will be population growth and job growth diversity (avoids boom bust industry like mining or oil), population growth, new construction, and I look at median home price growth and rent growth. 

But I'd just spot-treat with Orange Oil and sister up the beam with lag screws...
