There have definitely been some upgrades in the park itself and there were some new restaurants/hotels and they did try to make the streets nicer. 

I did file a large claim a few years ago for a broken HVAC.

I feel like a broken record on here, but cash flow with 20-25% down on a long term rental is kind of a myth.

Also, from what I read in Bloomberg, midterm rentals near major hospitals can sometime command a decent premium.. especially if they include some nice furnishings.Little Tweaks Count: Even minor upgrades, like new door locks or a fresh coat of paint, can help you justify a stronger rent.Driving for Dollars & Networking..

What if the smell was coming from a broken sewer line that was back-gassing into the unit, as well as leaking all around the foundation and rotting wood beams.

It needs cosmetic upgrades and I'm going to try pushing the appraisal for when I am able to buy (on lease purchase right now). 

We can start with permitting - between software upgrades / changes - reviewers that have rejected plans because of a slope in a shower on a mastered plan, the sheer volume of builds the city has been dealing with - it's been taking much longer than anticipated.
