I take it there were unexpected/unplanned repairs needed on the property.   

Because I bought the property a while back, it still became a good deal with the appreciating market, however, this was an unplanned expense that put extra financial pressure on my life.

Hi Folk. New to the group.  First time poster. I'm looking at moving to TX.  No state income tax and a nice property tax exemption on whatever house I decide to call home (one of the perks of being a disabled Veteran)...

Both attics are pretty "clean", except there is evidence of a squirrel (crap) in my tenants attic, BUT no smell of anything dead, AND no swarms of flies in the attics.

I will be moving into a new apartment soon (for college) and I am aware of some nice and squirrel problems.

(Though in retrospect I'm not sure why I panicked because we had plenty of cash from the sale and savings; I think it was the general fear of unknown and unplanned).I agree with what everyone else has already stated:  continue to learn and to network locally. 

The unplanned thing was that they moved their elderly parent in 1 month ago, along with a TON of stuff.
