Will you find that the vacant property had a roof leak that went unnoticed so flooring is destroyed?

We have had 3 gas leaks  that go unnoticed until either it is finally smelled (which will show up on the bill when it comes) or it shows up on the bill. 

For example if they find a leak in the roof or something would that stimulate the HOA to repair the leak as opposed to it going unnoticed for some time?

I think we would all agree, seemingly "easy to spot" things do go unnoticed, so I had no recourse as to which tenant damaged the unit, therefore, I pay for those repairs out of pocket.

Or since it has four active units with the proper zoning will it go unnoticed?

Unless there was sweeping legislation passed in this state within the last few years that miraculously went unnoticed by me and others, that advice should still hold.I do not put "no section 8" in my ads, but I require first,last, security at signing so that self-selects all of those people out anyways. 

But of course it does not go unnoticed and now I can tell that I am being considered a bit of a "ressource" within the family, not in a demanding way, but yet, it is there, sometimes just unspoken and it makes me feel uneasy, if not sometimes uncomfortable.

It's great to have caught this issue early at such a low cost, as it could have potentially been much more costly if it had gone unnoticed.

@Desmond Fielding On most of my turnovers there are typically minor repairs that go unnoticed.

There are good deals to be had on the MLS, you just have to spend some time analyzing them.There are definitely some deals out there on MLS that go unnoticed.
