Last time I had those same uneasy feelings before move-in as you describe, I made the same mistake, and ended up with a short tenancy.

I am a bit uneasy about marketing for sellers until I have some confidence in my ability to get the property moved.  

I nearly purchased one, but back out in the due diligence period as I learned how poorly the others were being managed.I've seriously considered having a 4-plex built as well, but ultimately were uneasy with the risk of the buy, hire a builder, own the build process.  

did not read all the replies, but if you were close in the area, i'd say "you backed out too soon". since you are far away and the seller/BP member clearly knew that, you are correct to feel uneasy. note to the seller/BP member - dont advertise as "turn key" if stuff still needs to be done to the house. turn key in most peoples minds means "i unlock the door and put my toothbrush in the medicine cabinet.

I’ve learned many investors use the lease purchase with option as their business strategy.  I want to implement the same strategy with a motivated seller but reluctant to have the sellers continue their responsibility...

Absolutely any questions or uneasy gut and they have to meet me to see it.

Lack of participation by members and some red flags that leave me uneasy led me to become more informed.It has recently come to light our HOA has not been paying bills.

If you have a friend or family member living in that area that may be a partner or something that's a different story, but relying on people whom you've never met would put me a little on the uneasy side.
