I had tenants that stopped paying rent for 2 years in NY during the pandemic and we couldn't kick them out, i've had tenants move out and leave someone squatting and NY made it impossible to evict them so I had to pay them off, i've had tenants destroy their apartments before they moved out (maggots in the fridge, flushing their kids toys down the toilet etc) so i've dealt with real difficulty.

I am more likely to take a risk, but i suspect when my husband is out from under a controlling baby mama, he won’t mind a little risk either.I love Texas, try to vacation there often and my husband is aligned with Texas farm property as a ten year long term goal.I’m also passionate about the trades and if i could do it all again I’d be part owner of some kind of builder or remodeler or specialty trades business.

Unless you're working with Private Money that is going to carry the risk of your lack of experience, banks want to see experience, Net Worth and liquidity after close to consider the terms.I started with single family, four plexes, and remodel flips for a lot of years before getting into larger deals.

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.
