The sofa bed was always temporary, and I plan to replace it with a queen + twin bunk setup, bringing the total occupancy to 7 long-term.To maximize income this summer, I’m debating keeping the sofa bed in a spare nook, bringing capacity to 9.

Instead, as with a lot of south Florida wholesale deals- we ended up replacing and having to fix things that were covered up and two years later she was ready to go.  

If you have any favorite forums or valuable tips that you've found especially helpful, Id love to hear them! 

First, as someone else stated, if there was a keyed lock on the BR door, either you provide the tenant with a key for it, or you disable the locking mechanism, or you replace the entire handset with a standard bedroom set.

I want to work my way into anything full time because I have a decent job now but eventually i want to have real estate/construction replace my income. 

I'm sure some policies have all kinds of language in them, but if it guarantees me full replacement that is what I would expect otherwise my granite counters would be replaced with laminate and my tile and hardwood replaced with vinyl and the cheapest carpet.

I want to know any and all tips, advice, and of course down sides to this lifestyle. 

For example some items during the rehab might need to be brought up to code, completely replaced or might break from other rehab going on due to old age.

The wood floor is destroyed and needs to be replaced (around $11k) and the other damage may be about $7-10k.   

Would love any tips/advice to move forward!
