Not knocking any of the turn-key guys, most run a good business, but we have picked up quite a few cheap properties from newbie investors who got swindled at Las Vegas sales events, and paid 4x-5x market rate for "turn key rentals with expert management" back in 2009 and 2010.  

This lady is a professional tenant, so she's making many other efforts to swindle him, but if his lease were more specific regarding what land she was privy to, this could have been avoided.

At the very least something like this would ease your fears of being swindled by an agent who may be interested in the property him/herself or other buyer clients who they owe fiduciary to.

Sometimes they swindle the elderly/uninformed to get a house under contract for less than market value, and they give out all kinds of bogus ARV's. 

I came around to the conclusion he was trying to swindle me out of my life savings.

And it someone trashes my place its my problem not the poor homeowner who you just swindled for 5k (or that's how the jury will see it), further intent drives capital gains tax, while there are time lines as well. ever notice the GURUS dont usually do theses, because they take your money and run too, its kinda right up there alley.

Saying "sign the contract" will create a wall between you and the seller as he/she will think they need a lawyer to make sure they're not getting swindled.
