"Master Group", "Winners Circle", or whatever - where they will promise to hold your hand, find you deals, find you money, find you whatever you need - all for the low low price of (in my case) $45,000 for a 2 year membership.  

@Chris Seveney although the Inner Circle and its membership is run under our educational company, and it is real estate and alternative investing education, mentorship etc., it is much more than that. 

What I’m discovering is that just because a town allows STRs doesn’t mean the local laws make them operationally feasible unless you meet very specific criteria.For example, in Highland Lakes, access to the lake requires private membership, and it’s unclear if STR guests can use it.

You may not go every time you buy a new property in that area, but at least go once to survey the area and build relationships.5.

You should try to talk to all tenants.A 10 unit retail property will likely require a full PCA from an engineering company, a ALTA survey and a Phase 1 environmental.
