The challenge for a PMC is having the time to answer all your HUNDREDS of questions and handholding you as you learn, while still making money.

But Oklahoma on my list for sure 

Good learning experience for you, but better to learn by working with a good agent and saving money until you have done at least 10-15 deals, rather than learning by making mistakes and leaving money on the table IMHO.   

Online platforms like Zillow, PropStream, and Auction.com are worth exploring, and don’t forget to check out local real estate groups for deals and partnerships.Since you’re in Racine, the Rental Property Association of Wisconsin and Milwaukee REIA are great resources for networking, finding contractors, and learning about funding opportunities.

Learn how to source motivated sellers and negotiate win-win deals.

I have heard from people who enjoy learning from him.

this is what we build and we do it with newbies but make sure you partner with a builder who has experience and a track record.
