Hi Anthony,I'm not sure if someone already answer your question, but when you submit the earnest money to the escrow company (you don't give it to the wholesaler or seller directly), you also submit escrow instructions which state how the money is to be distributed.

The 'guy' can either move out immediately or the can both submit an application to rent the property together.

They made it sound like it was something easy to comply with, but if anyone who is a beneficial owner has their ID expire or they move, you have 30 days to re-submit the paperwork.  

So your saying select No Damage Protection and just submit an extra charge when it's warranted? 

However, going to the unit, seeing what needs to be taken care of, writing it up, submitting to a manager, going to Home Depot and then doing said work takes time. 

I submitted a feedback with Awesome REI and they told me that with the $97.00 was enough to do the business and that I will have their support if I needed help.
