Phoenix is a great market for STR's with the great weather and the amount of concerts, sporting events, etc that take place here.

So the whole idea that $109mnth is some "big incentive" to do nothing is just FAKE-NEWS.

The good news, it's never too late to learn, implement, fail, fail some more, evolve, and grow into the person you were called to be.

The only “good news” is you’re paying for last year’s shortage and thsi year’s taxes, or this year’s shortage and next year’s escrow account.

Abandon the Peurto Rico dream for now and look at more realistic/beginner friendly areas that still sport a large latin influence and strong rentals, like Florida (I've looked a little bit outside Miami..Boca Raton, Tampa, West Palm Beach, etc).
