That saves the homes that are already in existence and provides residents with the ability to remain independent in their own homes, free from the stress and resultant health and mental problems that accompany the constant threat of eviction.

Wood has a huge variability in strength--between pine varieties, the stress which can cause them to fail varies by more than 2x and you can see 20%+ increase in strength as it ages.Then I have stress concentrations which will yield and then redistribute the load in practice, but not according to the calculations I'm allowed to do. 

A house-hack or LTR makes more sense because it's not stressful and you can focus on school. 3.

So after being laid off a few times in the last 8 years I decided to get back into investing but this time focusing on buy and hold multi family real estate so that I could built wealth that could help me retire my wife who just had a long battle with cancer and survived , but is now back to work, and I want to give her a relaxing life free of all the stress of the world (by the way did I mention she is also in the mortgage lending field) so that explains the urgency to retire her from w-2 work ! 

Having that strategy in place will help you avoid potential stress when the time comes.Overall, I think this deal has a lot of potential, but it’s crucial to have a strategy in place for managing the short-term financing risks.
