I am not sure if you meant that your "$10K monthly rent" is before or after all expenses (thus cash flow), but lets go with that.Based on this, your Annual Cash flow is $120K, but your cash on cash return for your $500k property is 24% (which is nothing to sneeze at).  

@Justin WoodworthDon't sneeze to hard, walk softly  and don't slam an doors.Make sure you have a thorough home inspector and wood destroying insects inspection.

Put it in VTI or VOO or another low-cost, well diversified index fund (I prefer ETFs to mutual funds) at a minimum, which has historically averaged a 10-12% annual return (which is nothing to sneeze at - especially over a long period of time). 

Warren Buffet can sneeze and the market moves....me not so much. 

I do it myself of course but still 6k is nothing to sneeze at. 

Not to be intentionally snarky, but I always laugh when people try and make conclusions based on Airbnb's stock on this forum.If anyone has been paying attention to the stock market the last 3 years, you'd know that a 4.5% daily move on a tech growth stock isn't even a sneeze in the current market. 

The fact that you made $34k in 6 years is nothing to sneeze at while paying down your note.

I know you feel that if a tenant sneezes the owner/managers/3 handymen/4 plumbers and a lawn guy should all be there to wipe their nose, but that doesn't happen in the real world.

Somewhere along the line someone invented a religion wherein you don't make babies, you eat lots of rotting meat, you don't drink any water, you don't convert others into your faith, and if anyone near you has an infectious disease you ask them to sneeze directly into your mouth.

@Kiran Alisam  while I wouldn't say 14% is anything to sneeze at, I think its possible to do better with a turnkey.
