I have had several previous 1031 exchanges that still have a lot of depreciation.  

I second what John said, but if you are severely design impaired like myself, maybe ask around some local hosts / host groups. 

I'd be surprised that you couldn't find several HML with that record, assuming you haven't defaulted.

We are now seeing that they put big heavy stuff on the walls that created half inch holes in several places that will have to be patched on very nicely textured walls.

I know of several excellent property managers in the North Alabama area that would service the Harvest area, including several that I've never worked with personally, but have a good rep in the area. 

I would leverage it to purchase several distressed condition SF homes.
