PM's will keep all late fees, they hold the security deposits so they collect all the interest on security deposits. 

I do not think options 1 and 2 are mutually exclusive, in fact I think you should do both. 

Yes, but the 3rd option is I pay the remaining seller note principle in cash via my own savings/lines of credit. 

One of them being you can't charge more than one month security deposit.

Possible (but I doubt easy) if seller takes a 2nd / subordinate position to the bank or is secured by other property you own.

I could do separate loans on the land and mobile home but I think that may not be the best option.
