We have a fairly divers economy, relatively affordable housing, and the area tends to perform well during recessions in comparison to other markets.I think we have a lot of folks look at our price points and think "how could I lose??"

The thing was so non compliant, it had a sprinkler system that would spray sewage mist over tenant homes, and occasionally the owner had to scuba dive down to fix it. 

Installed gutters, raised the grading, and installed a french drain to diver the neighbors runoff.

Tampa has a University and a bunch of good Scuba dicing locations.

Once you find a deal that fits those parameters I would dive really hard into the numbers and run your rehab costs past 2-3 contractors and your ARV past 3-4 local agents.

I can do cruises throughout the summer and in the winter we have a great scuba season so I could do some excursions in the winter for that.

I know there is a college there and some great spring scuba diving spots.
