This is the problem I observe with most when in comes to entity formation and asset protection. 99% of the individuals who post questions in these forums are for some reason pushed to believe they should at least research entity structures that are completely unnecessary.

They disagree because they are for you.These are some observations of thin-skinned behavior:1.

One of the most common posts observed in the forums is "I just settled on my 3rd section 8 rental and have a goal of reaching XYZ doors in 3 years, 5 years etc".

Just from my observations it seems apartments can go for cheaper than a SFH.

Has anyone tried to observe the effect this has on your search results?

It’s been my observation that a lot of today’s real estate investors have not been through a market correction, therefore they're still being aggressive because they haven’t faced any consequences of being too aggressive at the wrong time.

They probably don’t want to admit the real story to themselves or their investors.My observation is MF values are down 25% to 37% from peak—I have a case study with a reliable value at the moment of peak and a semi-reliable current value estimate—the drop is 37% and this is not a distressed property. 

I'm under contract on a property and the sewer scope inspection report said "The service was observed for approximately 82 feet, and the termination was not visible or and condition was not determined.
