Wholesaling is risky, because there are a ton of bad players out there, and so most brokerages don't even allow it because there is so much risk, and the principle broker is risking their livelyhood. 

Anything less that 5 years is very risky unless you have cash available to buy the property on a moment's notice. 

Sub to is just very risky for the seller as denoted in this thread.. for you the buyer very little risk unless like Ken mentions you start to fib on applications etc.

The risk is not including due diligence caveats in your offer, like inspections.   

Next, to call SubTo "no risk" is the pinnacle of ridiculous BS statements.

Sure if youre looking in Brewerytown because a local agent or article online told you its up and coming, then yeah, that market is risky.

Getting into other more risky strategies is usually not recommended for those without experience.
