That's not very helpful at all and delays the inevitable.Has anyone successfully reworked their loan terms and instead, find a way to get a lender to extend the term of the loan by 30, 60, 90 days?

For reference, we had a contract on our primary residence for $590k (fell through because our next house fell through), but less than a month later, even with that arm's length contract, when we were reworking our HELOC, the appraisal came back at $525k.

If you start looking at changing window sizes/locations, this cost will grow exponentially as you bleed into siding re-work, new headers, opening walls, etc.

I would strongly urge you to graduate straight to an accounting software package, rather than try to craft your own using spreadsheets.We use QuickBooks Online, but there are plenty of tools out there that are inexpensive and easy to use.Time spent getting organized now will save you thousands of dollars in rework by an accountant or bookkeeper later.
