There are some local job workers including school teachers, 6 or so Sect 8s, 3 retirees and 3 'absentee' renters.  2nd home folks who like the area and have family there but have houses and lives hours away.The vacancy rate when I bought my 1st apt bldg there in '03 was 20% and I was buying at a 14 cap.

Tomorrow - or even minutes from now, it can be different.The real value is in the credit report resulting from that pull.A recent retiree could have sterling credit - until their income becomes one quarter of what it was when they were working.Anyone can have sterling credit - until an illness or injury lands them in the hands of the healthcare syndicate.

But I also think that you have to look at the fact that MS Gulfcoast in an area of not only tourists but like Florida a bunch of retirees and it is a functioning city (so to speak) it isn't simply a seasonal tourists area.Like you I also wonder how it worked out for the OP.

Also I'm often selling the "financing" not the house which makes a big difference.That said, the house that I'm in now I'll probably go with an agent, strange, smallish market I'm in, and a bit higher priced, often selling to retirees.
