It is a 0.603 acre rectangular lot at least twice as wide as the are holding the 8 townhomes, has a retention pond in the back but the Realtor explained that in the REO process the engineering information is missing.In all honesty, most of what he said was Greek to me but here is what I would love to do:I would like to reach out to an experienced builder/developer to partner with.

I'm not saying you can't build anything there, but if there are a lot of rectangular-shaped parcels in that area already, then builders will gravitate towards those and thus that could be the reason why this partiulcar piece hasn't already been developed.

I'll put on my landscape architect cap for a quick reply:Sawcut out & remove the asphalt at the bottom of the steps and in front of the deck, at least 2.5' in front of the deck if you can.Add a piece or two of flagstone or pre-cast rectangular stepstones at the bottom of the steps.
