Should they consider selling as-is, finding a wholesaler, or pursuing renovations?

So am I crazy for pursuing this?

I’ve included a photo for reference of the kitchen which is the main attraction of the Mass home.Now I am looking to pursue REI long-term and am looking for tips on how those more experienced in the field have operationalized and scaled the property selection process.Our thinking for this first official investment is to either acquire a duplex/triplex and add our touch or acquire a single family where an ADU can be added.

Setbacks holdbacks include a crazy complicated parenting situation (husbands ex) who aggressively pursues our money.

This meant I couldn’t pursue the driver personally and had to rely on their car insurance, which settled for $25K—their maximum coverage.Unfortunately, the crash added $77K in unexpected costs, including $41K in repairs and extended holding costs.

Curious as to the draw fee amounts you all have seen that have deterred you from wanting to pursue that method.

If you think there was fraud, you may have a case, but you will need to spend money to pursue it, and at the end of the day, it very likely won't yield any results, other than less money in your bank account, and worst case, you could be countersued, as some sponsors have threatened.

Sounds like I might need to follow Frank’s advice and consult an attorney, although that will definitely be the last option I pursue.

If you do not feel comfortable pursuing additional growth, I'd wait it out just a bit.
