That depends on what your state or local laws say, but I can guarantee that 24 hours after you throw it out the tenant will be back and raising a fuss because you threw out all their precious heirlooms.

I actually tried putting "PLEASE READ THIS AD BEFORE CLICKING REPLY" as the first line of my ad, and Zillow removed it before publishing.A real waste of my precious time. 

And, gold is sold in for jewelry, but in if the economy goes bad, people don't buy jewelry.  

@Precious Thompson I’ve never heard that term specifically, but the property is being used for something it’s not allowed/zones to be used for.

However, this seems to be a highly speculative investment, especially to risk precious HELOC funds.

If you want to set yourself apart, be courteous and professional and respect their time.Their main concern would be people looking in medicine cabinets for drugs and in dressers for jewelry.

@James WiseI don’t give it much thought really ,i just assume my tenants view me as a greedy evil slumlord that steals their PrecIous alcohol , CIgarette, and lottery money each month.

I have seen some turned into jewelry stores, camera display store, restaurant speakeasy type thing, Fed Ex shipping type place, etc. 

If I had $100k to bring into the states I'd likely just buy a $100k piece of jewelry and take a prearragned hit when selling it back.
