First, he says you make offers with his offer template - but the fact of the matter is that the law is different in every state, and one template will *not* necessarily be legal in any state other than the one he is in, and I wouldn't even bet on that.

You can win big, but also lose big when betting in a volatile market.

I bet there are some smaller groups, like Meetup groups, in your area.

I don't know how long you have owned it but I am willing to bet if you have owned it for at least a few years you probably have a rate on that property that will be hard to get again. 

Your best bet are the (relatively speaking) higher cash flow markets in the midwest and southeast and perhaps a few in the rust belt.

I am betting they would be rather rapidly absorbed. 

I suspect a local bank or credit union might be your best bet.
