I’ve had most luck with signs in front of my plaza and word of mouth - networking at Chamber of Commerce and chatting with other business owners in the area.

When you sign almost all mortgage closing packages, you are signing an Occupancy Clause that states you are intending to live in the home for 12 months.  

I do not regret signing up, I still feel like I can receive so much value from signing up even not doing gator deals.

The requirement to do this generally involves an experienced GC signing on the borrowing entity as a 20+% owner thus making them a signatory on the loan and responsible for the debt which in most cases is not very easy to find.

Agree, STR are saturated but given the numbers, I expect unsuccessful players will leave the market.

I have seen this same house that is vacant (all the classic signs) I have located the owner ( I have not reached out to her yet).

Buyer's agency agreements were already required here before, our regulatory agency just went from strongly recommending them be signed right away but not really requiring them until writing a contract to 100% requiring them to be signed prior to showings.
