.- Some PMCs have a master commerical insurance policy they add their owners to, but charge the owner monthly for this.

I can appreciate that advise but being a Realtor and and My Dad being an master electrician (with a much broader knowledge base that goes more into being a GC without a license - and no we won't use him as an unlicensed GC) I feel pretty confident that we can do our first flip and be successful.

Under $150, easy to install and use, tenant can set their own code but landlord can retain the master and always have access, tenant can't lock themselves out, standard key for emergency backup, batteries last a couple years, etc.

For instance my 90 lot subdivision at one point I had 90 legal descriptions and parcels on one master deed.. as I sold them off we just deeded them out separately.. its super common especially in older platted cities were lots might have been small like 25 X 100 and someone bought 3 of them and then built one home on all three.. some places they force merge them others you can go back and recreate the Old lots of record.. there is millions upon millions made by those that know how to find shadow plats and bring to life underlying parcels.

It is my understanding that the company works out the tenant billing rates based on your master utility bill to keep it consistent and fair.So, the technology exists BUT is it legal in Maine to bill the tenants in this way?
