I'm curious on your perspective. 

The site hasn't changed, literally not at all.The people, my friends here, people I know, help change the perspective by doing what they have done for years, just posting and responding with words of wisdom and a 20,000 foot view.

Also your perspective are you an agent, pm or investor.For example in Cleveland the east side has tons of A communities by income standards but the turn times of how long a property sits on the market is atrocious.

For perspective, the rent is $2,500 and the pet deposit is $500.

I am also looking for tax optimization as the business will require cash reserves and is a high risk business from a liability perspective.

I never thought from this perspective.

But to put it in perspective I was only making $35,000 a year at my day job. 

Sometimes, seeing the same situation through a different perspective can be helpful. 

it looks like you have found out - correctly - that the vast, vast majority of properties for sale aren't good deals from an investment perspective.
